Accomplishments of Board - September 2006 - March 2007

A summary list of accomplishments by the Board since taking office in September 2006 was read. This list is not all-inclusive but does cover most of the highlights.

  • Stop signs placed/fire extinguishers hung/key box placed in office
  • Telephone number obtained and answering device attached for purposes of receiving messages in Clubhouse office
  • Communications/protocols established with Post Office; postal keys handled by Post Office
  • No trespassing signs placed to prevent unauthorized use of Thunder Ridge property
  • Reflectors placed on fence at entrance to Clubhouse to improve visibility after dark
  • Establishment of e-mail addresses for all POA members
  • Severe water leak identified and fixed at entrance to development, saving 100’s of gallons of water and dollars in water company bills
  • Logo/letterhead developed and now in use
  • Quarterly newsletter begun
  • Proper Health Dept signage obtained for pool area for safety purposes
  • Board liability insurance obtained
  • CC&R building guidelines being enforced
  • CC&R late fee policy being enforced
  • Establishment of various committees & chairpersons selected
  • Property owner issues that have gone unresolved under Developer, now being resolved
  • Clubhouse office supplied with furniture: desk, file cabinet, etc
  • Cracked back flow valve in pool area repaired
  • Neighborhood Watch Program being initiated
  • Tax Exempt Status applied for and received, saving money on tax bill
  • Communicate with escrow companies to establish procedure to receive information about new property owners; establish $250 transfer fee
  • Obtained Certificate of Occupancy for Clubhouse and Change of Use from business to club
  • Hired new accountant who is local to the area
  • Detectronics has been selected, after several interviews and cost comparisons, to provide a Security & Fire System for the clubhouse & pool; to be installed in the spring
  • Hired new attorney, who is local and more cost effective

  • Broken pipes and equipment identified in pool area have been repaired
  • New pool pump has been purchased. A sand filter has been installed to replace the old filters, which cost $300 every 6 months to replace
  • Hired a new Landscaper; property had become overgrown & unkempt
  • Clubhouse rental procedures established
  • Design Review committee
  • Established pest control schedule

Thunder Ridge Mail Being Misdirected

Mail to our local boxes has been put in the incorrect box. After working with the Postmaster, we have been asked to write the mailbox it was delivered to on the face of the envelope and put the misdirected mail in the box provided inside the Rimrock post office. The Postmaster explained that he needs physical proof so he can determine where the problem is and that it is against Federal law to handle another person’s mail even under the best of intentions.

Exterminator Hired

The Board hired an exterminator to care for the clubhouse area. At least six nests of wasps have been removed from the pool area.

Landscaper

The landscaper has been asked to keep the clubhouse area free of overgrowth and plant materials that provide cover for rattlesnakes. There have been several snakes found around homes and one resident was hospitalized after been bitten by a Mohave rattlesnake.

In an effort to eliminate the purchase of water from the local water company, plants needing irrigation around the Thunder Ridge entrance are being relocated to the clubhouse area where irrigation water is taken from the well.

Landscape Lighting

The waterfall used to have lights but have not been cared for and are corroded. The Board will be replacing the lights. By the 4th of July, landscape lights around the steps will be installed.

Bumper Stickers and Clubhouse Key Cards

The Board has established some new procedures to improve security around our common areas and your homes. The clubhouse key cards are ready to go and the bumper stickers are soon to be distributed.

When we purchased our lots, we had the option of requesting a clubhouse and pool gate key. These keys have been copied and distributed and now no accurate record exists of their locations. The Board has installed a new security system for the clubhouse and pool gate that uses electronic key cards. These cards are swiped to enter the pool area or building and the comings-and-goings are logged into a computer database.

To get your new key card, contact a Board member.

2 x 3-inch bumper stickers will be given to each lot owner to be placed on their vehicles. This will identify those who belong on our roads and will help in keeping crime in the area to a minimum.

Ditch Days

The spring Ditch Days was a big success and thank you goes to Madelein Britton for planning the food and doing the cooking; Ken King for organizing the work details. A fall Ditch Days is in the planning. Ditch Days was organized to clean the ditches and waterways before the summer rains. As part of this effort, a dumpster was brought in as an alternative to burning for the residents to dispose of yard waste. Our covenants prohibit burning.

It was brought to the attention of the Board that the advertising for this event stated “residents only” and many lot owners live within the Rimrock and surrounding areas. Future events should not be limited to only residents.

The Rimrock fire chief thanks the lot owners of Thunder Ridge for not burning. Burning puts additional pressure on his crews.

Dry brush is a fire hazard and provides cover for snakes. Contact the Rimrock Fire Department to collect snakes that are around your home.

Clubhouse and Pool Rental

A lengthy discussion ensued regarding the newly implemented clubhouse and pool rental. Points brought up by lot owners included

  • $250 damage deposit may not be enough
  • Fee to use facility should already be paid in yearly dues
  • Rental should mean exclusive use
  • Rental covers additional pool maintenance, electricity, utilities
  • Rental not required for family or small groups
  • Contact Board or Events Committee to be placed on calendar
  • Required: 1 adult for every two children. Suggestion 1 adult per 4 children
  • Suggestion: two events per lot per year free
  • During summer months, clubhouse and pool rented as one unit
The Board will pull Pool Rental from the web page; further discussion is needed.

Election of Board Members

The Board serves for one term but may server for consecutive terms if re-elected. Each September we elect a new Board of Officers. All members asked to consider running for the Board and to contact any Board member for more information.

Board meets twice monthly on the 1st and 3rd Monday from 7:00 – 9:00 in the Thunder Ridge Clubhouse.

The out-going President will continue on the Board for three months to assist and mentor the newly elected President.

Volunteers Requested

The Board asked the membership to consider becoming envolved with their community by serving on the Board or on a committee. There is a list of committees available and an application to print (PDF). For more information, contact any Board or committee member.

Pool Season to be Established

To reduce costs to the lot owners, a Pool Season needs to be established. During the closed season, the pool will be covered and maintenance will not be performed until opening the following spring. Suggested season would run from May 15 to October 15. Anyone with suggestions or opinions are encouraged to contact the Board or attend a Board meeting.

Web Page or Newsletter for Voting Topics

It was suggested that the web page or newsletter be used to inform the membership of topics before the Board and upcoming votes on items that should be considered by the membership. This would allow the community to research the topic and attend a Board meeting to provide input.

Board Meetings Not Just for the Board

A community member asked why the Board meetings are only for Board members. Board meetings are not closed to the community. Any lot owner may attend any Board meeting and are welcomed to provide input into decisions.

The Board only asks that the members follow meeting etiquette and ask to be placed on the agenda.

Miscellaneous Discussion Items

  • Fred Shute, President of the BCRCC has not been heard from
  • Financial Report: currently $27,000 in the account with a projected $45,000 at year end
  • Plumbing Work: no way to shut off outside water and no backflow valve. Remedied
  • Irrigation Work: the landscaping irrigation system and solar system all worked together. Solar was turned off; irrigation was also. Solar has been removed.
  • Wish List: members encouraged to send in items for a Wish List for the community
  • Email Addresses: Members are encouraged to request ThunderRidgePOA email address. This address will be used to communicate with members.
  • Question: How much money can be spent by the Board without a vote of the membership
  • Board Meeting: Monday, May 29th to be a voting meeting
